Overhead pipe runs, conduit and cable trays are dust shelves nobody cleans. They sit in the most congested part of the ceiling, they are awkward to reach, and the accumulation on top of them is invisible from the floor.

Every horizontal pipe, conduit and cable tray in your ceiling is a flat surface collecting dust. In a facility with dense overhead services, those runs add up to a very large total area, and because they sit among other obstructions they are the hardest thing in the building to clean with conventional methods.
Two things make this work matter beyond appearance. Dust on sprinkler heads, smoke detection and sensors can interfere with how they operate, and in facilities handling combustible material the accumulation on overhead services is part of the fuel load that makes a secondary explosion possible.
We use narrow-profile vacuum heads that fit between and around congested runs, drawing the dust into HEPA-filtered extraction at floor level. Camera inspection matters more here than anywhere else, because in a dense ceiling you genuinely cannot tell from the ground whether a surface has been reached.
Sprinkler mains and branch lines, electrical conduit and cable trays, process and service piping in manufacturing plants, bar and kitchen service lines in hospitality, and the dense overhead runs above back of house areas in retail and institutional buildings.
Keeps sprinkler heads and detection equipment clear of the dust that can interfere with them, removes accumulation from surfaces directly above production and service areas, and gets into the congested overhead zones that general cleaning crews skip.
Narrow-profile vacuum heads and brush tools sized for pipe and conduit runs, telescopic carbon fibre poles, HEPA-filtered extraction, and camera inspection to confirm coverage in congested areas.
We clean around sprinkler heads, detection equipment and electrical services without disturbing them, and we do not work on live electrical apparatus. Congested overhead areas are assessed before work begins, and powered access is operated by licensed personnel.
From the floor to 75 feet, we'll assess your facility and recommend the right approach.
